Board of Zoning Adjustments 11/02/23
1. 800 Lakeshore Drive, Samford University, a request for a variance to increase the maximum height of structures allowed in an I-3 zoning district from 35-feet to 58-feet, 4-inches for a total increase of 23-feet, 4-inches in order to construct a new residence hall. This variance was approved. This variance was approved by a 5-0 vote.
2. 305 Mecca Avenue: A request for a variance to reduce the setback requirement along the rear property line from 20-feet to 13-feet for a total reduction of 7-feet in order to construct an uncovered staircase exceeding 5-feet in height, connecting to a proposed uncovered deck. This variance was approved by a 5-0 vote.
3. 315 Oxmoor Road: a) A request for a Variance to Article VII, Off-Street Parking and Loading
Requirements, Sec. M. Required Parking for Individual Uses, to reduce the required number of on-site parking spaces from twenty-one (21) spaces to seventeen (17) spaces, for a total reduction of four (4) spaces. b) A request for a variance to Article V., District Development Criteria, Table 1, GURD, to reduce the required front setback from 35-feet to 15.4-feet (15-feet, 5-inches) for a total reduction of 19.6-feet (19-feet, 7-inches) to construct an addition to an existing commercial building. c) A request for a variance to Article XI, Tree Protection and Landscape, for an exemption to all sections.The variance for a & b were approved, c was carried over until next months meeting so that the applicant can present a landscaping design for the new building. They were approved by a 5-0 vote.
